Tile & Asphalt
Shingle Roofing —
Santa Barbara &
SLO County
Tile roofs endure some of nature's toughest elements, yet despite the harshest weather concrete and clay tile can withstand wind, hail, rain, earthquakes and fires. This resiliency enables the manufacturers to offer some of the longest warranties in the roofing industry. Hundreds of colors and color patterns are available. Styles range from flat to barrel-shaped tile, and either will change the appearance of a roof dramatically. Both concrete and clay tiles are made from naturally occurring materials that do not deplete precious natural resources making them environmentally friendly. Tile or slate roofing is installed by using a twisted/tie wire system or are nailed in place. Tile roofs weigh between 750 pounds to 1300 pounds per square (an area equal to 100 square feet) depending on the material and installation method. Slate roof typically weigh over 1100 pounds per square. Asphalt shingles are currently the most popular type of residential roof material for a variety of reasons. They are the most inexpensive and relatively simple roof to install. Asphalt shingles come in a variety of colors and styles, are fairly durable and can be easily repaired and maintained. The life expectancy of asphalt shingles depends highly on the environment. Shingles in cooler climates last longer than those installed in warmer climates. Asphalt shingles are unable to expand and contract to accommodate dramatic temperature changes in such a short time. Cracks and splits begin when this condition occurs and will lead to premature roof failure and leaks. Proper attic ventilation is also critical to account for when installing an asphalt shingle roof as it can extend the life of a roof. Shingle manufacturers offer material warranties typically from twenty to forty years. Warranties for asphalt shingle roofs do not cover all acts of God or nature.

Maintenance is one of the most important things that can be done to keep things in good condition and in proper working order. Your roof is no exception. Please contact us if you would like to know more about the importance of maintenance, or if you would like to have one of our roofing professionals evaluate your needs.

Dry Rot Removal
Dry Rot breaks down the house's wooden structure by dampening the wood with its own moisture, which is formed when it consumes the cellulose in the wood. As cellulose disappears the wood shrinks and breaks up into small cubes casuing the wood to become lighter and dangerously brittle, since it loses its stability. Even damage that looks negligible can reduce the stability of a structure by one-half.

Solar Tubes
Natural light changes a room — and Solar Tubes are one of the most practical ways to bring it in without a major renovation. Designed for spaces that skylights can't easily reach — hallways, bathrooms, closets, laundry rooms, home offices, kitchens, and interior living areas — Solar Tubes channel daylight through a compact, highly reflective tube that installs in a fraction of the time of a traditional skylight. The result is a bright, evenly distributed light that follows the sun throughout the day without heat gain or glare. Roofing Concepts Pro installs Solatube systems in 10" and 14" diameter options, with flashing kits fabricated as a single seamless piece for leak-proof performance on all roof types and pitches. Every installation is treated with the same attention to the roof system as any other penetration we make — properly sealed, properly flashed, and documented. If you have a room that's been dark for years, this is worth a conversation.

Flat Roofs Using Title 24 EnergyCap Torch System
On January 1, 2010, the State of California implemented significant changes to the “Title 24 Building Energy Efficiency Standards”. It is now mandatory in California that existing roofs comply with the requirements of these Standards when they are replaced, recovered or re coated. There are a few exceptions to this requirement (such as qualified Historic Buildings, etc.). The current Energy Standards are extremely complicated and can be very frustrating. Roofing Concepts, Inc. can help to simplify this process. If you have questions or would simply like our help, give us a call or send us an e-mail Current Title 24 Roof Requirements: Title 24 Energy Standards must be complied with on nonresidential buildings, high-rise residential buildings and hotels/motels where more than 50 percent of the roof or more than 2,000 square feet of roof, whichever is less, is being replaced, recovered or recoated. Title 24 Energy Standards must also be complied with on low-rise residential buildings when more than 50 percent of the roof or more than 1,000 square feet of roof, whichever is less, is being replaced. Buildings are considered “low-rise” if they are three (3) stories high or less. The requirements only apply to roof areas over “conditioned space”. Conditioned space means any portion of the building that is either heated or air conditioned. There are different requirements for different types of buildings. The Energy Standards basically groups the building types into these categories: • Non-Residential Buildings • Low-Rise Residential Buildings (3 stories high or less) • High-Rise Residential Buildings (more than 3 stories high) • Hotel/Motel Buildings There are also different requirements, based upon the geographical location of the building. The Energy Standards divide the State of California into 16 different Climate Zones. One of the critical changes to Title 24 is that roof insulation is now required when existing roofs are removed down to the roof deck or to down to recover boards. This requirement applies to nonresidential buildings, high-rise residential buildings, hotels and motels. The amount of required insulation varies, depending upon building type and geographical location. There are some exceptions to this requirement. To learn more about Title 24, visit The California Energy Commission. Make sure you are reviewing the 2008 Version of Title 24 (which became effective on January 1, 2010).

ROOFING CONTRACTOR CAYUCOS, CALIFORNIA
Roofing Contractor Cayucos, CA — Coastal Roofing Services
Cayucos is a small town with a big coastal identity — a classic California beach community that has held onto its character while the rest of the Central Coast has grown up around it. The pier, the surf, the laid-back Main Street energy — it's a place people love. And the roofing environment here is about as demanding as it gets on the Central Coast. Cayucos sits directly on the Pacific with almost no geographic buffer between the ocean and the town's residential neighborhoods. Salt air, coastal wind, and persistent marine layer moisture are not occasional visitors here — they are a daily constant that works against roofing materials around the clock.
Roofing Concepts Pro has been serving Cayucos and the surrounding North Coast communities since 2001. We are a locally owned, C-39 licensed roofing contractor with a BBB A+ rating and 25 years of experience on Central Coast roofs. Cayucos homes sit closer to the ocean than almost any other community we serve — and we approach every roof here with that proximity specifically in mind.
Roofing Services in Cayucos
From the vintage beach cottages along Pacific Avenue to the hillside homes above town with their panoramic ocean views, every property in Cayucos faces one of the most corrosive roofing environments on the California coast. The character of this town is worth protecting — and a roof that's built and maintained for this specific environment is the foundation of that protection.
Tile Roofing — Clay and concrete tile hold up well in direct coastal environments when the installation accounts for what salt air actually does to the system over time. In Cayucos, that means paying close attention to ridge mortar, hip mortar, metal flashings, and all fastening components — the parts of a tile system that corrode and fail long before the tile itself shows any visible damage. We repair and replace tile roofing systems throughout Cayucos with a focus on the components that this environment targets first.
Shingle Roofing — Shingle roofing directly on the Cayucos waterfront faces challenges that even nearby inland communities don't experience at the same level. Salt air accelerates granule loss, UV exposure from ocean-reflected light compounds normal weathering, and the persistent coastal moisture creates conditions for moss and algae growth on any roof section that doesn't get consistent afternoon sun. We install and replace shingle systems for Cayucos homeowners using materials and methods appropriate for direct ocean exposure.
Flat & Low-Slope Roofing — Commercial properties in Cayucos need flat roofing systems that can handle sustained coastal wind and moisture without compromise. TPO membrane roofing is our recommendation for flat commercial applications here — the heat-welded seam system creates a watertight barrier that performs in coastal conditions where other flat roofing systems struggle.
Roof Maintenance & Repairs — There is no community in our service area where regular maintenance matters more than Cayucos. The pace of deterioration in a direct ocean environment is simply faster than anywhere else, and the gap between a small fixable problem and a significant repair closes more quickly here than it does inland. We provide maintenance and repair services for Cayucos homeowners that are built around this reality.
What the Cayucos Coast Climate Does to Your Roof
-
Cayucos is as close to the ocean as a residential community gets on the Central Coast — and that proximity has real consequences for every roof in town.
-
Salt air here is not a background condition. It is a constant active force on every metal component of every roofing system in Cayucos. Flashings, fasteners, drip edges, and pipe boots corrode at a rate that would surprise most homeowners who haven't had a professional look at what's happening at those specific points. By the time surface corrosion is visible from the ground, the structural compromise beneath it is often already significant.
-
The wind off the Pacific hits Cayucos with more directness than communities even a few miles up the coast. Wind-driven rain finds penetration points that calm-air rainfall never would — and the roofline areas most vulnerable to wind-driven intrusion are exactly the areas that need the most attention in a place like Cayucos.
-
Marine layer moisture in Cayucos is persistent and heavy. Roof surfaces here stay damp for extended periods, moss and algae establish themselves quickly on shaded sections, and underlayment systems that weren't specified for a direct coastal environment break down faster than their ratings suggest.
How We Work
Every project starts with a free estimate. Our C-39 licensed team assesses your Cayucos property with direct ocean exposure specifically in mind — what the salt air and coastal wind have done to your roof, what needs immediate attention, and what to plan for in the years ahead. We put together a clear proposal, work around your schedule, and bring the same standard of care to a Cayucos beach cottage as we do to any property on our service area.
We use GAF materials on residential installations and stand behind every project we complete in Cayucos and throughout San Luis Obispo County.
